The Problem
The warehouse operations manager at Sunway Nexis Industrial Park in Kota Damansara had been battling a persistent rat problem for months. The 8,000 sq ft logistics facility stored consumer goods and packaging materials — both attractive targets for rodents seeking food and nesting material.
Staff reported finding chewed-through cardboard packaging almost daily. Rat droppings were discovered not only in the main storage area but also in the small office section at the front of the warehouse. Our Assessment
Our rodent specialist conducted a comprehensive site survey during both daytime and evening hours to observe rat movement patterns. The assessment revealed a facility with multiple vulnerabilities:
- 14 identifiable entry points — gaps around pipe penetrations, unsealed cable conduits, damaged wall vents, and gaps beneath the loading dock roller shutters
- Active runway marks (grease trails) along wall bases in the storage area
- Nesting evidence in the ceiling void above the office section — insulation material disturbed with droppings present
- Both Norway rats (Rattus norvegicus) and roof rats (Rattus rattus) identified from droppings and gnaw patterns
- The loading dock area was the primary entry zone, with 20mm+ gaps beneath both roller shutters

Treatment Process
Day 1 — Entry Point Sealing (Exterior)
Sealed 9 external entry points using galvanised steel mesh, steel wool packing, and cement mortar. This included pipe penetrations, cable entry points, damaged wall vents, and gaps around the roller shutter housing. All materials rated to withstand rodent gnawing.
Day 2 — Loading Dock & Interior Proofing
Installed heavy-duty brush strip seals on both loading dock roller shutters, eliminating the 20mm+ gaps at ground level. Sealed 5 remaining interior entry points including cable conduit gaps and a damaged ceiling access panel above the office. Applied rodent control mesh to all ventilation openings.
Day 3 — Bait Station Network Installation
Deployed 12 tamper-proof bait stations at strategic positions: along external walls, near the loading dock, and at key interior locations identified from runway marks. Each station is locked, weather-resistant, and safe for use in a working warehouse environment.
Week 1–3 — Population Knockdown
Monitored bait consumption weekly. Highest activity recorded at loading dock stations and along the rear wall. By week 2, bait consumption dropped significantly. By week 3, all monitoring traps showed zero new activity.
Ongoing — Monthly Monitoring Programme
Monthly visits to inspect all sealed entry points for integrity, replenish bait stations, check monitoring traps, and provide a written report for the client's records and compliance documentation.
The Result
Three weeks after the proofing work was completed, the warehouse reported zero rat sightings and no new damage to stored goods. The loading dock brush strips alone eliminated what had been the rats' primary highway into the building. The operations manager noted that staff morale improved significantly once the office area was confirmed rodent-free.
